When a local property management company brought us in to sealcoat their property at Sand Springs near Tulsa, we knew the scope and logistics would be complex. This wasn’t a typical parking lot—it was over 200,000 square feet of pavement serving a busy strip mall with high-traffic tenants like Dollar General, a restaurant, and a nail salon. With different operating hours and constant foot traffic, shutting the entire lot down was not an option.

Planned in Phases, Executed with Precision
Under normal conditions, a job of this size could be completed in two to three days with a full lot closure. But that wasn’t possible here. Instead, we developed a multi-phase plan that allowed each business to stay open and accessible throughout the week-long project.
Work began on a Monday and wrapped the following Sunday. Two days of rain delays meant we had to stay flexible. We adjusted our phasing schedule and added night work where needed to stay on track. For areas with tighter windows, we used a quick-dry additive in our sealcoat to speed up curing time and limit business interruptions.
We stayed in close communication with Bauer & Associates and the tenants throughout the week, coordinating access points and setting up proper signage so that customers could safely navigate the site.

What the Project Included
- Crack Sealing: Before sealcoating, we applied more than 8,000 lbs of hot rubber crack sealant to repair surface damage and help prevent future water intrusion.
- Sealcoating: Over 3,000 gallons of commercial-grade sealcoat were used to protect the asphalt, enhance appearance, and extend the life of the lot.
- Line Striping: We striped roughly 350 parking stalls, adding fresh, high-visibility markings to improve traffic flow, ADA compliance, and safety.
