Project Spotlight: Crack Sealing and Sealcoating at Timberlake Estates in Edmond, OK

This project involved crack sealing and sealcoating the roadways throughout the residential community. With a full pallet of crack sealant, 2,000 gallons of commercial-grade sealcoat, and over 400 traffic cones deployed, it was a large-scale job that required precision and coordination. But thanks to the flexibility of the Timberlake Estates team and a solid plan, everything went smoothly from start to finish.
The job kicked off on a Wednesday and wrapped up by Friday—right on schedule. One of the biggest challenges was maintaining resident access while still giving each section of pavement the time it needed to cure properly. To solve that, we worked closely with the client to create a plan that split the project into two phases. We completed one side of the road at a time, keeping driveways partially open and directing one-way traffic throughout the neighborhood to keep things flowing safely.
Once the first side was sealed and cured, we shifted everything over and repeated the process. On the final day, our crew went back and sealed the remaining uncovered areas in front of driveways, making sure no detail was missed. It took planning and constant coordination, but the result was a seamless process that kept residents informed, safe, and minimally inconvenienced.
